The Transaction – Spirit of the Masai Mara

In June 2025, FIT Property completed the sale of Spirit of the Masai Mara, an established luxury safari lodge in Siana Conservancy on the eastern edge of Kenya’s Maasai Mara ecosystem.

FIT Property represented both buyer and seller, having secured the mandate, positioned the opportunity and introduced the successful purchaser, a Kenyan family office.

Unlike a conventional property sale, the transaction involved an integrated safari-hospitality operation. The agreed structure encompassed the hospitality brand, lodge assets and FF&E, relevant operating interests, the lodge lease and conservancy-related interests and rights transferred as part of the transaction.

FIT Property remained involved throughout the process, including negotiations, due diligence coordination, transaction structuring, lease transfer matters, conservancy approvals and interfaces, and the issues arising through to successful completion.

The opportunity was marketed at a guide price of USD 2.5 million. The final transaction consideration remains confidential.

The Asset

Spirit of the Masai Mara was an established 10-suite luxury safari lodge set within Siana Conservancy, combining substantial guest accommodation and hospitality infrastructure with access to a wider conservation landscape.

For an investor, the opportunity extended beyond the physical lodge. The value proposition included an operating hospitality platform, leasehold interests and participation in a conservation environment that is integral to the guest experience and to the long-term stewardship of the surrounding wildlife habitat.
